The District is a planned community of 47 new homes defining an upscale neighborhood at the Palm Springs / Cathedral City border.
What's in a name?
For The District at the Edge, a new community of homes rising near the Tahquitz Golf Course that straddles Palm Springs and Cathedral City, it's a statement of fact and a nod to what its developer call the best of both worlds.
The Eastside floor plan has three bedrooms and three bathrooms spread over 2,199 square feet. As an optional upgrade, the ground-floor bedroom and bath can be isolated as an attached casita and could serve as a separate guest suite.
The District is located 'at the edge’ of Palm Springs and Cathedral City is located in one of the best locations in the valley —sitting literally on the border of southeast Palm Springs and southwest Cathedral City. The District is located within walking distance of Trader Joe’s, Starbucks, the Target plaza, fine dining, and the golf course—and only about four miles from the airport and five miles to the heart of downtown Palm Springs.
The community is being built by GHA Companies, one of the largest privately owned homebuilding companies in the Coachella Valley, and is a first for GHA and the Cathedral City market: in the past, GHA typically has built Spanish- and Mediterranean-style homes and they have worked hard to achieve an incredible Desert Modern product.
The open concept great rooms (the Eastside floor plan is shown here) are designed with a social kitchen and feature 24-inch by 24-inch porcelain tile floors that will be available in six colors and either a matte or polished finish.
The three home plans — dubbed, respectively, Soho, Tribeca, and Eastside — seamlessly meld midcentury and contemporary elements into a singular hybrid. Buyers can get their first look at the homes in three fully furnished models, one for each floor plan.
The easy-living interiors boast open spaces, 8-foot doors and 9-to-10-foot ceilings, multislide doors, a social kitchen, and nicely sized master and guest room suites. The model homes will feature clean-line furniture with classic midcentury pieces scattered throughout.
The light-filled master bedrooms are prewired for sound. The designer carpet is available in six colors.
Outside, each home has a private pool and spa, as well as front, side, and rear landscaping, included in the price. Covered lanais will be prewired for sound and outfitted with a ceiling fan. Homebuyers may choose additional upgrades including a built-in grill, fire pit, and water features.
The community’s common area, the Edge Club, will house a 40-foot lap pool, large spa, outdoor showers, his-and-hers changing rooms, and an outdoor grill area. Canine residents and their parents will also be able to take advantage of a dog park and a perimeter walking green belt.
The two-bedroom, two-and-a-half bath Soho is 1,777 square feet. The main floor has a bonus office/media room.
Soho models start at $499,900; Tribeca and Eastside plans will be priced in the low to mid-$500,000s. The 47 homes will be built over a 24-month period. Phase One, which includes six homes (two of each floor plan), was completed in summer 2016.
As in the other District homes, the Soho kitchen is outfitted with custom cabinetry, quartz countertops, Whirlpool Gold appliances, Moen fixtures, and under-cabinet lighting.
In the Tribeca, as in the other homes, bathrooms have floating vanities, undermount sinks, quartz countertops, Moen fixtures, and frameless glass shower enclosures.
The Tribeca offers three bedrooms and three bathrooms in 1,992 square feet. All of the homes have double-glazed low e-glass (which minimizes ultraviolet and infrared light passing through), tankless water heaters, are solar ready, and prewired for a car-charging station.
